Google Ads FAQ
At this point, you may have some questions about using Google Ads for your mortgage business. We’ve compiled a list of frequently asked questions to help address any concerns or uncertainties you may have.
What exactly are Google Ads?
Google Ads are paid ads at the top and bottom of Google search results. When someone searches for mortgage-related terms in your area (like “home loan officer near me”), your ad can show up and drive them to call or fill out a form.
How much do Google Ads cost?
You choose your budget. We recommend a minimum monthly spend so you get enough clicks to generate leads. You only pay when someone actually clicks your ad, not just when it’s shown.
Will this get me instant leads?
You may get leads quickly, but Google Ads usually perform best after a couple of weeks of learning and optimization. Over time, the targeting and keywords get more refined, leading to more qualified traffic.
Display Ads
Get me in front of as many eyeballs as possible
In the mortgage business, trust is currency. Display advertising is your tool for visibility and brand awareness. This strategy is ideal for new Loan Officers looking to break into a market or established LOs operating in highly competitive areas.
While Display Ads are not typically a standalone lead generation tool, they are powerful for name recognition. We place your brand across a vast network of websites, ensuring that when a borrower is ready to apply, your name is the one they remember.
General Display Ads
| Monthly Total | Manage | Ad Cost | Estimated CPM | Estimated Views | Estimated Clicks |
|---|---|---|---|---|---|
| $300 | $100 | $200 | $3 | 66,000 | 660 |

Display Ads FAQ
When considering adding Display Ads to your marketing strategy, you may have some questions. Here are some frequently asked questions about Display Ads and their answers.
What are display ads?
Display ads are image-based ads shown on popular websites, news sites, apps, and blogs. They help build brand awareness so people recognize your name when they’re ready to start the mortgage process.
Who sees these ads?
We target your ideal audience — typically homebuyers, people exploring refinancing, or those visiting real estate-related websites. The goal is to get in front of people before they start shopping for rates.
Local SEO
Getting Ranked on Google Maps
Local SEO (Search Engine Optimization) is about playing the long game. This package focuses on building your organic rankings and increasing your visibility on Google Maps.
This involves optimizing your Google Business Profile (GBP) and performing technical SEO work on your microsite. While this has a slower ramp-up period compared to paid ads, the results are compounding. Over time, a strong local presence creates a sustainable flow of traffic that doesn’t stop the moment you turn off ad spend. It works best when combined with a lead generation strategy to cover both immediate and future needs.

Local SEO FAQ
Local SEO can be a complex and ever-changing topic, so here are some commonly asked questions to help you better understand it.
What is a Google Business Profile, and why is it important?
Your Google Business Profile is the listing that shows when people search your name or look for loan officers in your area. It includes your reviews, phone number, and photos. Optimizing it helps more local homebuyers and agents find you.
What does "optimization" actually include?
We update your business information, add the right keywords, improve your photos, set up service areas, and help encourage more reviews. These updates help you show up higher in local search results.
Do I need to manage anything myself?
Not usually we handle the setup and optimization. You only need to respond to reviews when they come in, and we can provide guidance on the best way to do that. If you have a GBP and it needs to be verified we can help walk you through that process.
Retargeting
Getting back in front of people that visited your page - they are interested
Did you know that most visitors don’t apply on their first visit? Retargeting acts as a safety net for your marketing budget. It is a specialized type of display advertising designed to re-engage past website visitors.
If someone visited your microsite but didn’t fill out an application, retargeting keeps your brand visible to them as they browse other sites on the web. This provides a “conversion lift” and works best alongside Search or SEO campaigns that drive the initial traffic.
Retargeting Display Ads
| Cost | CPM | Views | Visitors |
|---|---|---|---|
| $150/Mo. | $7 | 20,000 | 200 |

Micro-Site Retargeting Display Ads FAQ
Our retargeting campaigns often use display ads to showcase your brand across the internet. This section of the FAQ will cover common questions about this type of retargeting.
What are retargeting ads, and why should I use them?
Retargeting ads show your ads to people who have already visited your website. This keeps you in front of warm prospects who may still be shopping for a loan officer. It increases your brand awareness and reminds them to come back and contact you.
Do I need to change anything on my website?
The only thing we need is to place a small tracking code (called a “pixel”) on your micro-site. You won’t see it, and your site won’t look any different. It simply helps us identify visitors and show them your ads later.
How long does it take for retargeting ads to start working?
They start running right away, but they get more effective as more people visit your site and your retargeting audience grows. Most loan officers see noticeable improvement in website return traffic within 2-4 weeks.
Meta Ads
Stay top of mind on the social platforms your borrowers scroll every day
Meta Ads run on Facebook and Instagram and are designed for the middle of the funnel reaching people who are thinking about buying or refinancing but aren’t actively searching yet. It’s best for loan officers looking to build local name recognition, grow a warm audience, and promote events like homebuyer seminars. Leads from Meta cost less than Google but require more nurturing. These are interested people, not ready-to-act borrowers. It works best alongside Google Ads and Retargeting, where Meta surfaces the audience, Google captures high-intent searchers, and Retargeting follows up with anyone who didn’t convert.
Meta Ads Campaign
| Total Budget | Management Cost | Meta Ad Spend | Estimated CPL | Estimated Leads |
|---|---|---|---|---|
| $750 | $250 | $500 | $25-50 | 10-20 |
| $1,000 | $250 | $750 | $25-50 | 15-30 |
Management fee is a $250 minimum, or 20% of ad spend for higher budgets.

Meta Ads FAQ
What kind of results should I expect?
People don’t close mortgages because of a Facebook ad. Meta is a middle-of-funnel channel, not a direct lead closer. What it does well is build awareness, grow your audience, and surface interested contacts who you can follow up with and eventually convert, especially when paired with Retargeting or Google Ads. You’ll likely see lower cost-per-lead figures than Google, but lower intent too.
Do I need a Facebook Business Page to run Meta Ads?
Yes, an active Facebook Business Page is required. You’ll also need a Meta Business Manager account with an ad account set up and billing added. Upward Engine will walk you through what’s needed on your launch call and can help connect your Meta Business profile, but we do not create or manage your page for you.
Can I target people who already visited my website?
Yes, retargeting can be built into your Meta campaign. We place a tracking pixel on your website page and create a custom audience of people who visited but didn’t take action. This is one of the highest-value uses of Meta budget because you’re advertising to people who already know who you are. See our retargeting package for more information.
